Description

The villa settlement situated in the south regulation extension of Sveti Vlas – on the first coast line.The terrain has a steep slope to the south. It is between 16 and 38 horizontal above the sea level and offers a unique view to the whole bay of the ancient town of Nessebar.

 

The urbanity model has been settled by a П- shaped composition of architectural spaces of different floors, organized around a large inner yard buried in greener , with swimming pools for adults and children. Well situated rock –gardens are an addition to the green spaces.

The structure intended for living consists of three groups of buildings, forming the inner space. Recreative units, structured as one-, two-, three- and four rooms apartments have been situated there. They are of 48 to 120 sq.m. The apartments are structured so that the living rooms  ( sometimes one and more of the bedrooms )look towards the sea.

The natural slope of the terrain has been used for building underground living spaces along the south regulation line of the settlement. The flats are protected by the most modern heat and water insulation materials. The façade to the south is entirely glazed and has only one view – the sea, the sun, the moon, the stars , the ancient town of Nessebar…

An open parking space for 40 vehicles will be built in the north part of the settlement. The access to each building is a footpath .Platforms for perambulators and wheel chairs will be built where it is necessary.

A place of entertainment has been planned- a water bar wit open terraces ,situated above the main swimming pool.

The villa settlement has water spaces for sport, recreation and entertainment.

A shop, situated in the main building, has been planned.

All the settlement is buried in greenery. Some exotic trees will be planted. They will turn the settlement into an exotic place. Attractive rock- gardens will be composed in combination with colourful compositions.

Developing the living spaces and buildings, the designer has tried to reproduce the atmosphere of the old Bulgarian architecture. The characteristic of the period large terraces above the first floor, narrow windows, large eaves, shored up with wooden beams , bay windows towards the street and the yard, high stone walls and steeples, wooden gates, parapets and stairs have been observed while building the settlement. The living building and spaces of many storeys are “ broken up” by different materials , roofs at different levels , breaking of the configuration, alternating battered and projected spaces and other architectural devices which give to the architectural composition multi- planning , characteristic of the old Bulgarian architecture.

The facades will be furnished using white mineral based plaster shouldered with brown wooden elements. The socles, the first and some of the second floors will be finished  with quality stone coating. The roofs will be covered with corrugated iron which looks like the old one- guttered tile. The woodwork will be made of colourful aluminium profiles. The parapets of the terraces will be wooden and 1.05 m. above the level of the floor. All wooden units will be worked out using modern incombustible ground coats and finishing coating.

The alley network has been developed into free picturesque shapes. A similar composition approach has been used in structuring the water spaces which are a combination of a swimming pool for adults and one for children, as well as other water mirrors. Premises for the equipment serving the water surfaces have been planned.

The security of the complex is in charge of the best guards and it is all the year round.

All apartments are offered at “ turn key”.
